Geiling Transportation - Transportation and Logistics

As a result of its rapid growth and space expansion, Geiling Transportation, a premier transportation and logistics operation, had accumulated multiple facilities over a number of years.  The company's operations had grown inadequate, inefficient and cost prohibitive.  Geiling Transportation needed a real estate solution that reduce its occupancy costs and increase its operational efficiency.

NHG first provided a lease cost analysis to Geiling assessing the financial gains that would be realized from centralizing all existing operations into one corporate headquarter.  Second, NHG presented a disposition plan to reduce and or eliminate any overlap of lease commitments for Geiling's existing 8 locations. An extensive search of the industrial market was conducted to determine what peoperty opportunities would best server Geiling's needs.  Careful consideration was given to Geiling's requirement for immediate freeway access and service to its customers.  Once an NHG completed its survey of the available industrial market, Geiling was able to select the three most qualified properties to enter negotiations.  The final result, NHG was able to assist Geiling Transportation in securing a ten year lease for 100,000 square feet of warehouse and distribution space.  Additionally, Geiling was able to secure rights to accommodate future expansion within the same project. On a continued basis, NHG provides other site selection services to Geiling Transportation for its continued growth into other markets throughout Southern California.

 

ATEN Electronics - Computer Networks

Utilizing NHG's aquisition guidelines, ATEN Technologies, a company specializing in computer peripherals, was able to acquire a 5,000 square foot R&D facility to accommodate its Western Region Operations.  After just four years, ATEN technologies expanded, requiring 4 times its existing space.  An increased image was also important to ATEN.  NHG first prepared a value assessment to determine the benefits of either selling or retaining ATEN's existing 5,000 square foot facility as a rental asset.  After successfully identifying the right buyer for ATEN's 5,000 square foot facility, NHG engaged in negotiations on behalf of ATEN to secure a new R&D facility.  The final result, ATEN Technologies sold it's 5,000 square foot facility for 165% of its original purchase price and secured a 48 month sublease for 24,000 square feet at a below market lease rate.  NHG now provides commercial real estate services to ATEN Technologies including, but no limited to, lease Administration Services and Site Selection Services throughout Southern California.

 

INFORTE - Information Technology Partners

INFORTE, a Chicago-based provider of systems integration services, was growing rapidly.  With 24% of its company's revenues coming from the Southern California region, INFORTE needed to expand its facilities from its 3,200 square foot office.  Careful consideration had to be given to immediate, as well as future, growth requirements.  Selecting a landlord that would be attentive to INFORTE'S changing growth patterns was a mandatory requirement.  NHG first hired a space planning team to quantify the projected space need of INFORTE.  An extensive market search of the competitive Orange County Office market was completed.  NHG then prepared Request for Proposals from all qualified landlords to create the right negotiation climate.  The final result, NHG helped INFORTE secure a 24,000 square foot lease for seven years located in one of the most prominent Class A office projects in Orange County.  INFORTE now has offices in all major metropolitan areas it services across the United States.
